Firstly, you can save time and money than always having to go to the Laundromat to do your laundry. You also do not have to risk yourself with lost clothing if you always have your clothes laundered. What’s best is that front-loaders are more energy and water-efficient than top-loading ones.

A front load washer is much efficient than a top load washer. It consumes less water and electricity and is much gentler on clothes. You also use less detergent and it works better on stains. It also makes laundry time much relaxing and fun since all you need to do is to put in your clothes, then put some detergent and softener, close the washer door and press your wash option. Essential Furnishings for Your Apartment

Living in an apartment is an exciting experience. However, due to the limited space and aside from the fact that you’re being bumped closely to your neighbors, one has to consider what kind of furniture must be brought inside to ensure a happy and livable environment. After all, no one likes the feeling of being cramped in to a small space. So before moving in to your apartment, here are a few suggestions of what kind of furnishings that are more advisable for your apartment.

First, you should ask the land lord about the dimensions of your apartment space. You are already lucky if you have an average sized floor area complete with all the amenities such as a kitchen, bedroom, living/dining area, and bathroom with a provision for your washer and dryer. But what if you just have a space less than 50 square meters? Then that opens up the challenge for you. Hopefully that space can provide you even just a small closet space. But if you have it already, then check out the tips in to buying items for your apartment.

Bed Mattress. It might occupy most of your space, but it can definitely relax you after a hard day’s work. It is better for your body especially for your back than sleeping in an ordinary sofa. Style your mattress by putting it on a futon or by choosing a nice bed frame. Anyway, you need not buy an oversized king mattress. Simply choose the correct linens that go with the overall style of your apartment. After, all you may entertain your friends also in your bedroom so get a nice and comfy bed.

A Love Seat. Though your space is small, a love seat or a two seater sofa is essential even in a modestly spaced home especially if you have guests that are coming over. You wouldn’t want them to sit on the floors anyway. There are also space saving sofas that can also act as a storage space too. Find those that have storage spaces underneath the upholstery padding on the seat. So instead of just sitting on your sofa, you can actually keep some stuff below it.

Small dining table. This table can serve many purposes. Aside from eating your breakfast and dinner here, you can also work here afterwards. Choose a dining table that can accommodate four persons. The chairs that come together with the table can be placed strategically on your apartment after use. You may opt to keep two chairs with your table.

Bookshelf. Get a shelf for your books instead of storing them on boxes. Boxes will just pile up and consume your space whilst a shelf is neater looking and more accessible.

Dinnerware. It is much cheaper to eat at home that to eat outside. Have your reliable plates, cups, glasses and bowls for you to eat in.

Kitchenware. Have just the simple kitchen gadgets in your home. Remember, you cannot bring with you your mother’s kitchen. The essential cutlery, flatware, pots, pans and minor stuff will do.

Home appliances. Entertain your friends with a few things like a Plasma TV, if you can afford one, which can be hanged on your wall with a mini home theatre.

Kitchen appliances. If you are always on the go, purchase a few time saving appliances such as your ever reliable microwave, oven toaster, blender, coffee maker and rice cooker. Don’t forget your cooking range and refrigerator. If you don’t have a space for your range, then buy a more sleek and stylish induction cooker that you can simply plug in and a small 7 cubic feet single door refrigerator.

Washer and Dryer. If you have a provision for these, then it is best if your apartment have these. You can save time and money than always having to go to the Laundromat to do your laundry.

Steam Iron and ironing board. If you have an important meeting, make sure to press your clothes so you can look presentable. You can simply hide your iron and board in the cabinet after use.

Those with cars or SUVs are going to have a hard time looking for condos with the right parking space for them. Even if you do find one, it may not be the one best suited for your car and lifestyle.

Here are three types most condos have regarding parking:

  • Tilted Parking Space: It’s a space with the owner’s name on it. The owner can do what ever they want with it as long as its in within the boundaries of the Condo rules.
  • Leased Parking Stalls: These are spaces leased to you for a period. It usually comes with documents stating that you have exclusive use to the space as long as you’re in the unit.
  • Assigned Parking Space: It offers condo residents no say on how long the stall is theirs. It’s in discretion of the board of the condos.

    How Condo Spaces Affect Appliances

    The condo space is just right for a small family. Unfortunately, appliances built for households normally don’t fit in there at all. It’s either that or you sleep on top of the dishwasher and 21” flat screen TV.

    Condo unit owners or renters cannot place large appliances and furnitures in these tight places. They also require them to be as silent as possible, since they’ll be sleeping next to it. Besides, bigger is not always better.

    The Condo is a Corporation

    When you leave the condo unit, you notice that the grass needs mowing, or the plumbing in the public restroom needs to be repaired, and then to your surprise, it’s all done!

    The group who pays for all those things are the financial entity known as the condominium corporation. This group is made up of a board of directors run by the unit owners. They ensure that the building and grounds are well-maintained and that all owners follow the bylaws.

    So if you’re looking around for a condo, do look for the corporation’s monthly financial statements and Reserve Fund Study. Both provide a wealth of info on how the building is cared for.

    This person has been in the trenches when it comes to dealing with condo documents, and experience in haggling with Developers, Realtors, Buyers and Sellers of condo units.

    Buying a condo is more complex than it seems because not only are you buying a unit, you’re also buying an interest in real estate. This is where the Condo Consultants come in and make it all organized for you.

    The problem is, since there are very few of them around, they cost a lot. Usually, their pay start at around $350. Don’t worry, it’s better to spend early than regret buying the unit in the end.

    Condo Market Slightly Affected

    Although the real estate market in America these days have not been doing well, the condo market is only slightly affected.

    A new National Association of Realtors study estimates that sales of vacation homes in 2007 fell 31 percent, to 740,000, from 2006. But sales of condos dipped only slightly—down 2.8 percent—while sales of detached homes dropped 38 percent.

    The good news is that there was a 8 percent increase from 2006.

    PRIORITIES AT HAND

    Knowing your priorities may also be the key to avoid regretting that you made the wrong decision. If you prioritize your new work in the city, then go ahead and move. But if you have other situations to consider like waiting for your sister to graduate in the college in your neighborhood before moving out, then think twice about moving out.

    One should know his or her priority to be able to know the best decision for all. If your priorities clash with urban relocation then it’d be better to just stay for a while until a certain compromise is made.

    Living the Urban Life Style

    I am truly loving the urban lifestyle! As some of you may already know, I live right in the heart of the action in Old Town Scottsdale. I woke up this morning and took one of my dogs, my pitbull Candy, for a 4 mile run to the park. Now we are back at the condo for breakfast. After breakfast, I�ll walk over to Starbucks at Scottsdale Fashion Square mall to do some work on my computer and possibly meet some new prospective clients!

    As I was on my way out for my run this morning at 6AM, I couldn�t help but notice people were already in their cars hustling to work. It�s scary to think that one alternative to my morning as I described above would be to drive 30-45 minutes to �work� everyday & report to my cubicle :( Yikes, how can anyone do this for any length of time???
